If you are deciding to take the next step in your family journey, selling an ex-rental or going through probate we offer a free valuation to help you take the next steps. We offer a realistic and balanced view that doesn’t overinflate the price to mislead you into selling. If you price your property too high, you will not get the viewings and will ultimately have to lower your price. Equally, if too low, you will miss out on the opportunity to maximise your sale.

Preparing your home

You will want to neutralise your décor as much as you can. It will give a welcoming first impression and enabling potential buyers to picture themselves there in the future.
Clear your house of any unnecessary clutter, this will give the impression your house is bigger and can add value to it.
Give your house a good clean and tidy; no one wants to see your dirty dishes!

Marketing your home

When selling your home you will want your property prominently displayed in the office window; you’ll be surprised how much interest that can generate in selling your home.
To ensure you’re marketing effectively. You will want to sign off an enticing property brochure, showing buyers the photos, floor plans, measurements and room descriptions highlighting the features and benefits of your home.
We know how important marketing online is in the digital world; it enables us to reach potential buyers all over the country. We market all our properties with premium listings on Rightmove which makes your property stand out and seen by more buyers. Purchasers can find our properties on On The Market and our own website. You will also see our properties on our Facebook and Twitter pages. You can like and share your property as much as you like!
Our experienced team will arrange and conduct viewings that work for you, we will update you with honest feedback and of course any offers. If your property struggles to sell we can discuss with you further and come up with a new strategy.

Fees

Fees will vary from estate agent to estate agent, here at Simon Colligan Estate Agents we operate on a strictly no sale no fee basis. There are no hidden costs, we do not charge for photographs, floorplans, premium listings to name but a few.

The sales process

When you have an offer for your property you will want to ensure you are selling to the best buyer. That is why we always vet your buyers, checking their decision in principle covers the cost of your property and the progression of any related sale. Ultimately the decision is yours, we just present you with all available information.
Once the sale has been agreed you will instruct a conveyancer. We recommend choosing a conveyancer that is local and contactable. If you do struggle to find one, just ask us, we have local conveyancers that we are happy to recommend.
Your conveyancer will send contracts for you to sign; they may send you enquiries which will need answering to the best of your knowledge.
You should expect a survey, most purchasers that require a mortgage will have a mortgage valuation conducted by the lender. The purchasers may opt to have a homebuyers or a building survey for peace of mind, especially on older properties.
We keep you updated every step of the way, so you will know how your sale is progressing at all times. Just let us know if you would prefer a call or email.

Additional services

We are different from most estate agent chains, we don’t push in house services on to you, and who you use does not affect how we treat you. However if you do want advice on some please let us know.
Mortgages – we have a long working relationship with McFarlane and Iles Mortgage Advisers who offer independent mortgage advice for all types of mortgages, and use the whole of the market. More importantly their services do not incur a client fee.
Conveyancing – We have had dealings with many local conveyancers over the years. If you would like a recommendation for a local conveyancer please do not hesitate to ask, you may wish to compare a few quotes before you instruct.

Moving services

An Energy Performance Certificate (EPC) is required when selling a house, an EPC gives potential buyers information about the property’s energy use, typical energy costs and how to reduce energy and save money. An EPC gives a property an energy efficiency rating from A to G and is valid for 10 years. We will advise you if your property needs an EPC and can recommend a qualified energy assessor.
Don’t worry about moving all your belongings yourself, have a removals company remove the hassle from the house move. Make sure you get a quote in good time and check their availability before you exchange.
House clearance – If you are selling a property that needs clearing, we would happily recommend a local clearance company that offer a professional comprehensive service.
